CONSORCIO BUSINESS PARK Architects: Enrique Browne C. Associate Architect: Ricardo Judson Collaborators: Patricio Sancha, José Ignacio Molina, Eugenio Browne Location: Santa María Avenue with Carolina Rabat Avenue, Vitacura - Santiago de Chile Structural Engineer: Larraín, Ruíz and Saavedra, Ingenieros Plot Area: 30.880 sq. mt. Offices and Equipment Areas: 55.500 sq. mt. Parking Area: 27.500 sq. mt. Total Area: 83.000 sq. mt. Date: 1994 This project is located in a corner lot of three hectares that borders Santa Maria Avenue by the south and C.Rabat Avenue by the west, which is the access to a residential sector over the Manquehue hill. The project construct is something like it own geography according, to the diagonal axes of the site. The earthworks merged architecture and landscape. It is organized like a park, with a tree-lined rotary 120 meters in diameter. A long curved building with offices protects the park. The exterior glass facade opens to the views. On the interior side, a grove rises towards the building, protecting it from the sun and integrating it into the park. The central area of the rotary, grassy on top, is elevated on a diagonal covering the parking. The visible facades are of stone in order to reinforce its earthy aspect. The slope of this central area allows the nearby buildings to disappear, allowing only views of the mountains from the distance. An “eye” shaped patio perforates this area and brings natural light and ventilation. The patio also serves to separate the parking areas from another building for smaller offices which occupies the northeast span of the rotary. The site contains more than 1000 parking spaces. Its entrance is by Santa Maria avenue, across a diagonal axis. Taxis and chauffeured vehicles would travel around the rotary. Given that the majority of the users would arrive by car, the principal pedestrian entrance would be at the underground level of the parking area. The main hall of the curved building has a double height with natural lighting, trees and is approximately 140 meters long. Has a high colonnade, which leads into the 4 cores of vertical circulation. It serves as a lobby for a conference area, with 8 multi-use rooms and an auditorium for 500 people. The main building has a dining area on the roof. Also the people who work there would be able to enjoy the spacious places for recreation though the buildings are covered with gardens. This is also beneficial for those inhabitants of the neighborhood who look at the complex from above. A long stairway begins from a small square in the water towards the dining room and roof of the edge building. This hoisted stairway alludes Manquehue hill dealing the volume to the floor. For their part, the water that descends annex to Santa María Avenue alludes Mapocho river wich descends nearby.
